Resort Policies

Welcome to Mountain Springs Lake Resort.  From romantic getaways to family reunions, early risers to night owls, on the beach, in the woods or near the cabins, each guest has a special reason for visiting MSL.  While it is our hope that you enjoy the beautiful grounds and many features the Resort has to offer, we ask that you please read our Resort Policies so that all of our guests are able to enjoy the property while respecting the preferences of other guests at all times.  

Your Accommodation

We pride ourselves in maintaining the highest standards in every accommodation. All accommodations are equipped for housekeeping with bed linens and towels, cable television, hair dryer, iron and ironing board, air conditioning and a complimentary rowboat.  Amenities vary with each accommodation i.e. outdoor charcoal grill and picnic table, fully-equipped or efficiency kitchens with cookware, dishes, flatware, glasses and coffee maker. Other amenities may include a gas fireplace, dishwasher, microwave, ceiling fans, etc. The Cottage Suite is an adult only, non-cooking cottage featuring luxury amenities not found in our other accommodations. No Smoking Policy

All buildings on property at Mountain Springs Lake Resort are NO SMOKING areas.  The includes all cottages.  Smoking is limited to outside areas only.  Ash trays for guests are provided directly outside each cottage.  Failure to obsereve the no smoking policy in Resort buldings will result in a $500 charge to the customer's on-file credit card.

Rental Payments

A deposit of 50% is required at time of reservation. This deposit may be made using VISA, MasterCard, American Express, Discover, Money Order, Certified Check or Cash.  Personal checks are accepted if received thirty (30) days prior to arrival. Personal checks are not accepted within thirty (30) days of arrival. Your balance, including 6% Pennsylvania tax and 3% County  Room Tax  is due at time of check-in and may be paid in the same manner as deposits (personal checks are not accepted at time of check-in).  When paying with cash, by Money Order or Certified Check, a valid credit card will be required.  One night stays must be paid in full at time of reservation.

Special Rate Offers

The rate you are quoted upon booking is the rate you will be charged upon check-in, regardless of any special offers or discounted rates that may be advertised after booking. If you cancel an existing reservation, it is not considered a new reservation if booked for the same time and/or accommodation. Cancellation policies apply.

Cancellation Policy

If you cancel for any reason, all payments made are not refundable. If we are notified of your cancellation at least 48 hours prior to your check-in day, your payments may be transferred to a new reservation for a future stay. Otherwise, all payments will be forfeited.  If you fail to check-in by noon, the day after your scheduled check-in (without notifying our office) the balance of your stay will not be available and your payments will be forfeited. Payment transfers must be used within one year of original date of first payment and may not be transferred to another accommodation at the same time of cancelled reservation. Certain restrictions apply.

Check In/Out Information

Check-in time is after 4:00 pm, check-out time is by 10:00 am. Accommodations and Resort grounds are not available to you or your guests before or after those times. Unfortunately, due to the nature of our accommodations and amenities, we are unable to offer or guarantee early check-in or extended check-out times. So we may properly prepare each unit and resort amenities for our next guest, it is imperative you check-out by your scheduled time. If you do not depart by your scheduled check-out time, a late check-out fee of $100 per hour will be charged to your credit card.

Cottage Keys

Two keys per cottage are given to guests upon check-in.  All keys must be returned upon check-out.   A charge of $50 per key will apply for any keys not returned at check-out.  If you locate and return a key within ten days of check-out, a $25 per key credit will be issued. 

Guests, Visitors and Their Vehicles

When checking in, please be sure to register the correct number of vehicles, guests and visitors, obtain car passes and properly display them in all vehicles. For security purposes, staff members periodically tour the premises and verify number of cars, guests and visitors registered with the office. There is an unauthorized visitor’s fee of $100 per car. Please respect the Daytime and Overnight Visitor’s Policies to avoid this charge to your account, in addition to Daytime and/or Overnight Visitor Fees.  Please note: Although our lawns and fields may be enticing to your car, 4 wheeling is not a resort amenity. Please refrain from attempting to drive on the grass, through the woods or anywhere else that does not appear to be a road. You will be charged for any ground repairs required. ATV’s, dirt bikes, snowmobiles, campers, RV’s, etc. are not permitted

Events and Group Gatherings

If you wish to host an event or gathering, such as a cocktail party, barbecue, welcome dinner, brunch, etc., let the Resort help you plan.  No question is too specific and approval of your plans from the Resort is required.  Please be sure the plans you are making are in accordance with Resort policies prior to booking your reservation.  The following options and guidelines apply: 

  • For those staying at The Resort and gatherings consisting entirely of registered on-site guests, feel free to gather at your cottages.

  • If you wish to host an event or gathering, such as a cocktail party, barbecue, welcome dinner, brunch, etc., we offer Group Gathering Packages with your choice of two gathering areas 1) East Beach 2) West Beach. All accommodations in the East or West Beach areas must be rented by your group - Daytime and Overnight visitors are welcome to join in the festivities (see Daytime and Overnight visitor guidelines). There is a Group Site Fee of $1000 which assures the exclusive use of the space, trash removal and portable restroom facilities. The Resort provides an approved vendor list for parties wishing to rent additional amenties such as tents, tables, chairs, food vendors, etc. Only vendors pre-approved by the Resort are permitted on property. Equipment and/or equipment rental placement, delivery set-u and break-down times, etc. must be approved and times arranged by Resort.

  • THE ORCHARD is perfect for gatherings of non-resort & resort guests. The Orchard includes a stone fire pit with Adirondack chairs, covered pavilion with picnic tables & overhead lighting, portable restrooms and firewood. Venue Rate begins at $1500.     PLEASE NOTE:

  • Furniture, fixtures, kitchen utensils, etc. may not be moved from cottage to cottage. Replacement fees will be charged to individual accommodation account(s) for any items missing from accommodation(s).

  • Fire pits, bonfires and/or other open fires are not permitted on Resort property.

  • Bands, DJs, boom boxes and the like are not permitted at group gatherings. Personal music devices, i.e. iPods, etc., are permitted.

  • In accordance with local ordinances (and out of respect for other guests and neighbors), all outdoor events and music must conclude by 10:00 pm.

  • Impromptu Gatherings: Fees will automatically be charged, without notice, to the accommodation credit card on file if the following is required: site or accommodation clean-up/maintenance, repair or replacement of property, damage, septic capacity overage due to exceeding standard accommodation occupancy. Septic overage charge - $375 minimum per system, Hourly maintenance fees - $50/hr.

DAYTIME VISITORS must be registered with Guest Services, a car pass secured and properly displayed prior to entering the grounds.  To maintain the peaceful enjoyment of MSL for all guests, daytime visitors are limited to one car per day per accommodation, maximum of 4 visitors. Daytime visiting hours are from 9:00 AM to 11:00 PM. The overnight visitor’s fee will be charged for visitors remaining on the property after 11:00 PM.

OVERNIGHT VISITORS must be registered with Guest Services, a car pass secured, properly displayed and the appropriate overnight visitor’s fee paid prior to entering the grounds.  You may have a maximum of two overnight visitors above your accommodation’s standard occupancy.  There is an overnight visitor’s fee of $20 per person, per night, ages 7 and older. All children, including infants, are considered guests when computing accommodation’s maximum occupancy.

Resort Quiet Hours

Monday through Thursday - 9 PM to 8 AM 
Friday through Sunday - 10 PM to 8 AM
Please respect your neighbors.  Excessive noise will not be tolerated at any hour.  If the Resort is alerted to disturbances or disruptions created by you and/or your guests, we reserve the right to immeditely evict you and/or your guests without refund.

Outdoor Music

In consideration of all resort guests and neighbors, the playing of outdoor music is not permitted. All music must be contained within your accommodation.

Fireworks

Personal fireworks are not permitted on the grounds of MSL. Should you or anyone in your party violate the NO FIREWORKS policy, a $350 fee will automatically be charged to your on-file credit card.  Mountain Springs Lake Resort reserves the right to charge any damages incurred to this credit card as well.  A second violation of the NO FIREWORKS policy will result in your eviction of The Resort. 

Fire Pits

Please note that some units within the Resort have approved fire pits installed. However, for units without Resort-installed fire pits, the following policy applies:

Fire pits, bonfires, and/or other open fires are not permitted on Resort property.

Additionally, to protect the natural eco-system at our resort from outside pests and disease, we do not allow guests to bring or purchase firewood outside of the resort property. For Resort-installed fire pits, using only resort-provided "Kiln Dried" firewood is permitted, which can be purchased during your stay at the resort.

Security/Damages

Unit should be vacated “broom clean,” kitchen tidy, damage free and all accommodation contents (including towels and linen) accounted for. We realize accidents happen and breakage occurs. You are required to report accidental damage to us prior to check-out. If pre-existing damage is noticed, it must be reported to the office within two hours of check-in. Your credit card will be charged, within ten (10) business days of your departure, for any excessive cleaning, missing items, and/or damages to the premise or furnishings which occur during your occupancy, excluding normal wear and tear.

Cribs, Hi-chairs & Aerobeds

Pak-n-Play Cribs, Aerobeds and Hi-chairs are available for a nominal fee and are subject to availability. Please call Guest Services at least forty-eight (48) hours prior to arrival to arrange for rentals (Pak-n-Play Cribs, Aerobeds and Hi-chairs may not be available upon check-in).

Pets

Pets, including emotional support animals, are not permitted at Mountain Springs Lake Resort.  This policy applies to all accommodations, amenities, building, and bodies of water at MSLR at all time - NO EXCEPTIONS.  Any guest in violation of this policy will be immediately be evicted, without refund, and will be charged a special cleaning fee (minimum $500) without notice.  

PLEASE NOTE:  Mountain Springs Lake Resort acknowledges service animals in accordance with the Americans with Disabilities Act.  Service animals are defined as dogs that are individually trained to do work or perform tasks for people with disabilities.  Service animals are working animals, not pets. "Pets, whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA" and are not permitted at Mountain Springs Lake.  For more information on compliance with the Americans with Disabilities Act, please refer to ada.gov.

Fishing and Boating

One complimentary rowboat, with corresponding accommodation and dock number, is included with each cottage rental.  Please use your private boat and dock only. Additional rowboats, canoes, paddleboats and electric trolling motors are available for rent (subject to availability). Gas powered motors are not permitted.  Boating and fishing hours are from dawn to dusk, May through October, weather permitting. Fishing licenses are not required.  Rowboat occupancy is limited to three persons with a 425 pound maximum. PA law requires life jackets for all boat occupants; available through Guest Services. To protect the ecology MSL, live minnows from outside sources are not permitted – minnow traps are available to rent.

Lost and Found

If you forget something, call our office as soon as possible. We will make every effort to find the lost item(s) and it will be returned COD plus a $10 packaging fee. However, we cannot be responsible for items left behind.  If unclaimed within thirty days, the items are donated to a local charity. Due to storage limitations, items will not be kept until your next visit.

Fax and Internet Services

Complimentary wireless internet access is available in the Guest Services office as well as the surrounding outdoor areas, including the parking lot and Guest Services porch. Mail and phone messages may be received during our regular office hours. Fax service is available for a nominal fee of $1 per page for incoming and outgoing faxes at (570) 629-3018.

Welcome Gifts and Baskets

If you are providing a welcome gift for your guests, such as a basket or bag of goodies, items may be delivered within forty-eight (48) hours of check-in. All gifts must be non-perishable (refrigeration is not available), delivered pre-assembled and personalized with guest name, if required. Gifts will be distributed to your guests upon check-in.  For late check in guests, gifts will be available the next day. Delivery service is available:  $5 per gift per cottage. Please request delivery service at least seven (7) days prior to your arrival.

Terms and Conditions

This property is privately owned and operated. We reserve the right to refuse service to anyone. MSL is not responsible for accidents or injury to guests or for the loss of money or valuables of any kind. Should the accommodation you reserved become unavailable, for any reason, we reserve the right to substitute a comparable accommodation without notice. By booking, you authorize Mountain Springs Lake Resort to send text messages and emails with details regarding your reservation information and other offers. Message/data rates may apply. Consent is not a condition of purchase. Refunds will not be made for loss of power, inclement weather, acts of God (including but not limited to) hurricanes, floods, snow and ice storms, earthquakes, tornados, fires, etc. All policies and guidelines are subject to change.
